How much does water heater replacement cost?

Most homeowners pay between $900 and $3,000 to replace a water heater, according to Fixr's national cost guide updated January 27, 2026, which puts the average near $1,400. That is a national estimate as of 2026; local quotes vary with the house, the fuel and the contractor. This site does not publish local prices, because none of the contractor surveys that claim local figures could be checked.

The installed price bundles several things: the heater itself, removal and haul-away of the old tank, new connectors and valves, any code-required parts, the permit and labor. Two quotes for "a 50-gallon gas heater" can differ by more than a thousand dollars when one includes a new expansion tank, drain pan and vent connector and the other does not. Ask each contractor for a line-item quote so you can compare like with like.

Water heater replacement cost, national installed estimates from Fixr, January 2026: most homeowners pay $900 to $3,000, average about $1,400; gas tank $900 to $3,000; electric tank $500 to $3,500; tankless $1,000 to $4,000. Items that can add to the bill: expansion tank, drain pan, venting, gas line, permit. Local quotes vary.

What does a gas vs electric heater cost?

Gas and electric tanks overlap heavily in installed price: Fixr's January 2026 guide gives $900 to $3,000 for gas and $500 to $3,500 for electric. Electric heaters often start cheaper because they need no flue, no gas line and no combustion air. Gas jobs can climb when the vent connector, gas shut-off or sediment trap has to be brought up to the maker's instructions.

Switching fuels is where budgets jump. Going from electric to gas means running a gas line and a vent, and going from gas to electric may need a new 240-volt circuit. Ask the contractor to price the swap separately from a like-for-like replacement, and see the tankless water heater cost guide if you are weighing a wall-hung unit instead.

Are heat pump water heaters worth the higher price?

A heat pump water heater is worth a look if the house has the right room for it, because it heats water by moving heat out of the surrounding air rather than burning gas or running resistance elements. It costs more to buy than a plain electric tank, and this site found no verified national installed range to quote. Its savings depend on how much hot water the household uses and on local electric rates.

Placement is the catch on many slab houses. Rheem's hybrid heat pump manual lists a room larger than 700 cubic feet (for example 7 by 10 by 10 feet) for best efficiency, louvered doors in smaller spaces, and a condensate drain. A unit squeezed into a small closet runs at reduced efficiency, by the maker's own note.

Federal rules also point this way. DOE's May 2024 final rule sets new standards for consumer storage water heaters from May 6, 2029, and says the standards for larger electric models are met through heat pump technology. The separate rule for gas tankless heaters was withdrawn in 2025, as DOE's consumer water heaters page records.

Which code upgrades add to the bill?

The parts that most often add to a replacement quote are a drain pan, a thermal expansion tank, a new temperature and pressure (T&P) relief valve and discharge pipe, and venting or gas-line corrections. Louisiana's plumbing rules now sit under the state uniform construction code, which adopts the International Plumbing Code; the Louisiana plumbing code guide explains that change. Makers' manuals spell out the same parts.

The A. O. Smith residential gas manual says a metal drain pan "should be installed under the water heater," at least 1 inch wider than the jacket, no more than 1.75 inches deep and piped to an adequate drain. It warns that "all water heaters eventually leak." On a slab house where the heater sits in a hall closet or attached garage, that pan is cheap protection for the floor.

The same manual requires a properly sized thermal expansion tank on closed water systems, meaning homes with a check valve, backflow preventer or pressure-reducing valve on the supply. Without one, heated water has nowhere to expand; the maker says that can cause early tank failure that the warranty does not cover. The backflow prevention guide covers why some homes have those devices.

Do you need a permit to replace a water heater?

In New Orleans a heater swap removes and replaces water piping, which the city's permit rules cover, and the plumbing side is handled by the Sewerage and Water Board. The City of New Orleans permit brochure says a plumbing permit is needed "if you plan to remove or replace any water piping or plumbing fixture," and that only an Orleans Parish licensed master plumber may apply. It lists a separate mechanical permit for gas-fired equipment, heaters and gas lines.

No permit fees were published in the documents checked, and Jefferson Parish's permit page could not be loaded, so this guide gives no fee figure. Ask the contractor which permits they will pull, whether the fee is in the quote, and whether an inspection is booked. A permitted, inspected install also leaves a paper trail that helps with insurance questions and a later sale.

When should you replace instead of repair?

Replace when the tank itself leaks; repair when a replaceable part has failed on a heater with years left. A leaking steel tank cannot be patched, and the A. O. Smith manual notes that once the anode rod is used up, "the tank will start to corrode, eventually developing a leak." Thermostats, elements, gas valves, T&P valves and drain valves can all be replaced on a sound tank.

Age is the tiebreaker. DOE's Energy Saver guide gives storage tanks 10 to 15 years, so a costly repair on a 12-year-old tank is often money better spent on a new one. The water heater lifespan guide shows how to read the age off the rating plate, and the water heater flush guide covers the maintenance that keeps a newer tank going.

How we put this page together

This page is based on the A. O. Smith residential gas water heater manual (326940-001), Rheem's hybrid heat pump use and care manual (AP23657), the DOE final rule in the Federal Register of May 6, 2024, DOE's consumer water heaters page, the city's guidelines brochure on building permits, and the archived DOE Energy Saver storage water heater page. Cost ranges are Fixr's national estimates (updated January 27, 2026), named but not linked. Every source was read in October 2026. Deliberately omitted: local contractor price quotes, HomeAdvisor and Angi numbers (both sites blocked access), ENERGY STAR savings claims, tax credit amounts and permit fees, none of which could be verified.

Common questions

Does a bigger tank cost much more to install?

Usually the jump from 40 to 50 gallons is modest, but a bigger tank may not fit the old closet or pan. Ask the contractor to confirm the dimensions and clearances in the new heater's manual before ordering.

Is haul-away of the old heater included in the price?

Often, but not always. Ask for removal and disposal as its own line so two quotes can be compared fairly.

Why does a new quote include an expansion tank the old heater never had?

Makers such as A. O. Smith require one on closed water systems, which includes homes with a check valve or backflow preventer on the supply. Older installs often lacked one; a new install is expected to follow the manual.

Can a water heater be replaced in one day?

A like-for-like tank swap is often a same-day job. Fuel changes, new venting, new circuits or a move to tankless take longer and may need more than one permit.

Does a new heater need a drain pan on a slab floor?

A. O. Smith says a metal drain pan piped to a drain should be installed in all cases. On a slab, the pan protects flooring and baseboards in the room around the heater.

Will DOE's 2029 rule make my current heater illegal?

No. The May 6, 2029 compliance date applies to newly made consumer storage water heaters, not to heaters already installed in homes.

Is a heat pump heater a good fit for a small hall closet?

Rheem's manual lists a room over 700 cubic feet for best efficiency and calls for louvers or ducting in smaller spaces. A tight closet may need door changes or a different heater type.
